HO&C is the Pre-Development and Financial Consultant to Light Global Mission Church to support plans for senior housing development as independent living community. The project will be located on a 5-acre parcel behind Light Global Mission Church in Fairfax, Virginia.

The 5-acre parcel was originally approved for three office buildings with a cumulative maximum of 90,000 square feet of gross floor area. The proposed plan is to rezone the site to allow for an independent living facility with a maximum of 100 units. The church has proffered that at least 75% of these residential units will be affordable to residents with a maximum income of 70% of the area median income, and has requested that the minimum age limitation for the independent living units be lowered to 55 years from the standard 62
years.

The proposed site amenities for the residents of the independent living facility will include a trail network around the perimeter of the
church property with connection to the newly developed shopping center. In addition, seating gaming, gardening and exercise areas are proposed along the trail on the church property. Also, the close proximity of the development to the church and the shopping center which includes an anchor grocer, bank, restaurants, and other retail uses provides an excellent location for this use that will serve the County’s senior population.
