The Hebrew Homes of Greater Washington, Inc. engaged HO&C as Pre-Development Consultant to complete a feasibility analysis to decouple existing HUD Section 236 mortgage and rehabilitate an existing 250 unit senior housing facility.

As part of our due diligence during the feasibility analysis, HO&C identified and structured project financing and prepared a preliminary budget setting forth the scope and costs in connection with the renovation of the project. We will work with Revitz House staff to reach a decision on the refinancing and then lead the effort to put new financing in place.

The total development budget is $20.3 million, which includes modernizing kitchens, bathrooms, flooring and interior finishes. The rehabilitation will also improve library, office, laundry room, main lobby, community kitchen, and a new community room.

During the rehabilitation phase, HO&C will act as Developer Consultant and Construction Management Consultant and will direct the work of the architect’s, engineers and others to create final construction documents and construction budgets.

We will manage the procurement process, the contract negotiations and execution and then manage and coordinate the efforts of the contractors and professionals as well as public officials involved in successfully bringing the project to a timely and on budget completion.
