- Market Feasibility - Determines the market dynamics impacting the development of a property and
translates consumer desires and needs into specific development recommendations on market potential
and depth, target market, product recommendation, absorption schedule, pricing strategy and development
timing and phasing.
- Financial Feasibility – Identifies the probable financial outcome of the development process for a specific
property to determine viability of development or redevelopment.
- Site Inspection and Engineering Evaluation - Coordinates the development team to determine the
physical suitability of a site or building for its intended use.
- Valuation and Investment Analysis - Advise clients as to value of specific site, property, or portfolio.
- Financial Services – Evaluate and structure debt, equity, and joint venture financing for a proposed development or an existing property. Provide support and the development of funding applications, including the Low Income Housing Tax Credit (LIHTC), Capital Funding Financing Program (CFFP), Federal Home Loan Bank Affordable Housing Program (AHP), Economic Development and Growth Enhance (EDGE) Program, New Markets Tax Credit and other funding.
- Design and Government Approvals – Manage the selection and coordination of a development team including the architect, land planner, civil engineer, traffic consultant, construction manager, to obtain advantageous and rapid government approvals that maximize the value of a site including, if necessary, a rezoning or plan amendment.
- Land Development – Select and manage the contractors in the completion of all required site work,
including grading and installation of infrastructure.
